When is the best time to buy or sell?
With respect to volume of sales, Spring and Summer are the most active times of year, with home sales typically peaking in March and April, remaining strong through the mid-summer months and taking a slight dip in August. Come Fall, we usually experience a small spike in activity in September and October before volume tapers off in November, December and January. While the slower times of late Fall and Winter will typically provide less inventory to choose from, these can be excellent times to purchase, as there is typically less competition for these homes. Depending upon the economy and local market demand, any time of year can have its pros and cons for selling or buying. For sellers, Spring is an excellent time to list a property because for one, Spring yards are in full bloom and looking their best and secondly, there are more buyers starting their search at this time, especially those with families looking to move during the summer months while kids are out of school.
